Understanding Your Florida Mortgage Payment
Most mortgage calculators are built for the national average. Florida is not the national average, and the difference shows up in the two lines buyers most often underestimate: property taxes and insurance.
Start with the full payment, not principal and interest. Your monthly obligation is PITI — principal, interest, taxes and insurance — plus HOA dues and, in some communities, a CDD assessment. Lenders qualify you on that whole figure, not the principal-and-interest number people usually quote.
Property taxes. Florida assesses at the county level and rates vary between Charlotte, Lee and Sarasota counties. A useful detail: the seller’s current tax bill may reflect a Homestead Exemption and Save Our Homes cap they have accumulated over years of ownership. Your taxes after purchase are typically reassessed at your purchase price, which can be considerably higher than what the listing shows. Budget on the reassessed figure, not the seller’s.
Homeowners insurance. This is the line that most often breaks a Florida budget. Premiums here run well above what buyers relocating from other states expect, and roof age can determine whether a carrier will write a policy at all. Get a real quote during your inspection period rather than plugging in an estimate.
Flood insurance. Separate from homeowners coverage, and mandatory if the property sits in a FEMA Special Flood Hazard Area. Much of Southwest Florida does. Zones vary street by street, so check the specific address.
HOA and CDD fees. HOA dues count toward your debt-to-income ratio. In master-planned communities like Wellen Park, Babcock Ranch and Lakewood Ranch, a CDD assessment is often collected on the tax bill and is easy to miss entirely. Two homes at identical prices can qualify very differently because of it.
Why your qualifying amount can change
A pre-approval uses estimated figures for taxes and insurance. When the real numbers arrive and they exceed the estimate, your total payment rises, your debt-to-income ratio rises with it, and the loan amount you qualify for can fall. Same house, same rate, different answer. This is the single most common reason a Florida approval shifts late in the process, and it is avoidable by getting real quotes early.
