What Metro Detroit buyers should know
Your property taxes will not match the seller’s
This is the most common surprise for Michigan buyers. Michigan caps annual increases in a property’s taxable value while the same owner holds it. When the property transfers, that cap comes off and taxable value is uncapped to the current state equalized value.
A seller who has owned for fifteen years may be paying substantially less than you will on the same house. Looking at their tax bill and assuming it is yours is a budgeting mistake — and because taxes are part of your monthly payment, it directly affects your debt-to-income ratio and the amount you qualify for. We estimate on the uncapped figure.
Millage rates vary sharply between communities
This matters more in Metro Detroit than almost anywhere. Two homes at the same price in different municipalities can carry meaningfully different tax bills, which means meaningfully different monthly payments and different qualifying outcomes. Crossing a city line can change the math. Always price the specific address.
The Principal Residence Exemption
If the home will be your primary residence, filing for the Principal Residence Exemption removes a portion of the school operating millage from your bill. It is not automatic, it has to be filed, and there are deadlines. Confirm with your closing agent that it has been handled — it makes a real difference annually.
Older housing stock and renovation financing
Much of Wayne County and the inner-ring suburbs has housing built well before current standards. That is often where the value is, but it can mean a property needs work to satisfy an appraiser or insurer.
Renovation loan programs let you finance the purchase and the improvements together rather than needing separate funds after closing. If you are looking at a home that needs a roof, mechanicals or a kitchen, ask about this before you rule the property out.
Winter closings and winterized homes
If a vacant property has been winterized, the water is off and the plumbing drained, and an appraiser generally cannot fully evaluate the plumbing and mechanical systems. That can mean an appraisal completed subject to de-winterization and reinspection, which adds time. If you are buying a vacant home between roughly November and March, raise it early so it gets scheduled rather than discovered.
Wayne County
Wayne County covers a wide range, from Detroit itself through Dearborn, Livonia, Canton, Westland and the Grosse Pointes. The financing conversation differs substantially across that span.
In parts of Detroit, appraisals can be complicated by a shortage of recent comparable sales, which occasionally produces a value below the contract price. It is worth knowing this is a possibility going in, and worth discussing how an appraisal gap would be handled before you write the offer. Renovation financing is frequently relevant here as well.
The western and northwestern suburbs — Livonia, Canton, Northville, Plymouth — behave as more conventional suburban markets with steadier comps.
Oakland County
Oakland County contains some of Michigan’s highest-value housing. In Birmingham, Bloomfield Hills, Franklin and parts of Rochester Hills and Novi, purchases frequently move into jumbo territory, which means different guidelines, reserve requirements and documentation than a conforming loan.
At the same time, Royal Oak, Ferndale, Berkley and Madison Heights draw a substantial first-time buyer market where conventional low-down-payment and FHA programs are often the better fit. Two very different lending conversations inside one county.
Macomb County
Macomb — Sterling Heights, Warren, Clinton Township, Shelby Township, St. Clair Shores, Macomb Township — is generally the most accessible of the three for first-time buyers, and FHA and low-down-payment conventional financing see heavy use.
Newer subdivisions in Macomb Township and Shelby Township bring new-construction considerations: builder lender incentives worth comparing against an outside quote, and rate locks that need to survive a delivery date that may move.
Down payment assistance
Michigan operates down payment assistance programs through the Michigan State Housing Development Authority. Eligibility, funding availability and terms change, so check current status rather than relying on what was true a year ago. If you might qualify, ask before assuming you do not.
Loan programs available in Michigan
The full range applies: conventional, FHA, VA, jumbo, DSCR for investment property, and bank statement programs for self-employed borrowers. Which one fits depends on how you earn, what you are buying and how long you plan to hold it.
Buying across Florida and Michigan
Being licensed in both states is genuinely useful for a particular group of clients — people relocating between them, snowbirds buying a second home, and Michigan owners purchasing investment property in Florida or vice versa. If your primary residence is in one state and you are financing in the other, the qualifying picture involves both, and that is a conversation worth having early rather than mid-application.
