Budget for insurance as a major line item rather than an afterthought, because it counts toward your debt-to-income ratio and can change what you qualify for.

Historic districts and older homes

Laurel Park and the older neighbourhoods near downtown contain genuinely characterful housing. As anywhere in Florida, older stock means roof age, electrical and plumbing determine whether an insurer will write a policy. A 4-point inspection is standard on these properties.

Second homes and seasonal buyers

A significant portion of Sarasota purchases are second homes rather than primary residences. That changes the loan: second-home financing generally requires a larger down payment than a primary residence and carries different pricing. If you intend to rent the property when you are not using it, say so up front — it may make it an investment property in the lender’s eyes, which changes terms again.

For investors, DSCR financing qualifies on the property’s rental income rather than your personal income, which suits buyers whose tax returns do not reflect their real capacity.

Cash competition is real in Sarasota. A fully underwritten pre-approval rather than a basic pre-qualification changes how a seller reads your offer, because it signals your financing is substantially de-risked. It is worth arranging before you start looking seriously.
