If you are buying a condo as a rental, check the association’s leasing restrictions before you commit. Minimum lease terms and rental caps vary widely and can undermine the entire investment case.

Flood zones and insurance

Zones vary considerably across Fort Myers, and flood insurance is a lender requirement in Special Flood Hazard Areas. It is separate from homeowners coverage and counts toward your qualifying ratios. Check the specific address and get real quotes during the inspection period.
